In August 2024, Manchester earned the top spot on Realtor.com's list of hottest housing markets in the country. Mayor Jay Ruais credited the city's diverse labor market — spanning healthcare, education, manufacturing, biofabrication, and tech — along with an impressively low unemployment rate of just 2.8%.

Downtown Is Being Transformed

New residential developments like 75 Canal, the conversion of 1000 Elm Street, and The Lofts at Waumbec Mill have reshaped downtown into a true live-work-play destination. The people moving in reflect that energy: from 2019 to 2025, the median household income of downtown residents rose from $36,000 to $81,700, and the share of college-educated residents climbed by more than 26%.
